Avoiding Foreclosures   Foreclosure doesn't happen overnight!

As a HUD-approved housing counseling agency we are available to provide you with the information and assistance you need to avoid foreclosure.  These services are provided free of charge.  We ask that you to attend one of our Foreclosure Intervention Workshops (see class schedule) before scheduling an appointment with one of our Counselors. 

There is no need to pay a private company for these services.
Talk to your lender - Do Not Ignore Mail or Phone Calls from Your Lender

If you are unable to make your mortgage payment:
1. Don't ignore the problem.
2. Contact your lender as soon as you realize that you have a problem.
3. Open and respond to all mail from your lender.
4. Know your mortgage rights.
5. Understand foreclosure prevention options..
6. Contact a HUD-approved housing counselor.
7. Prioritize your spending.
8. Use your assets.  
9. Avoid foreclosure prevention companies.
You don't need to pay fees for foreclosure prevention help-use that money to pay the mortgage instead.
10. Don't lose your house to foreclosure recovery scams!  Never sign a legal document without reading and understanding all the terms and getting professional advice from an attorney, a trusted real estate professional, or a HUD approved housing counselor.

Always proceed with caution when dealing with anyone offering to help you modify your mortgage or avoid foreclosure. Report suspicious activity to relevant federal agencies, such as the Federal Trade Commission, and to your state and local consumer protection agencies. If your complaint or question involves a national bank
and you cannot resolve it directly with the bank, contact the OCC’s Customer Assistance Group by calling (800) 613-6743, by sending an e-mail to:
customer.assistance@occ.treas.gov, or by visiting www.HelpWithMyBank.gov.

Contact a legitimate housing or financial counselor to help you work through your problems.
