What is Affordable Housing?
Affordable rental housing refers to apartments offered for less than the market rate rents charged for similar-sized units. Affordable housing is designed to ensure that low-to-moderate-income individuals and households can afford to live in safe, decent homes without sacrificing other basic needs like food, healthcare, or education.
Our affordable rental housing opportunities are all based on household income (the income of all individuals 18 years of age or older who will live in the apartment). We have set the rents we charge for our apartments to be affordable by households at various levels of income based on the Area Median Income (AMI) as published by HUD for the area.
Generally, we have apartments priced for households at 80% or less of AMI or 50% or less of AMI.
To qualify to rent one of our apartments:
Your household income cannot exceed the specific upper income limits. These upper limits are published by HUD and are based on your household size (# of individuals who will be living in the apartment).
You must be able to demonstrate that you have more than a Minimum Income level established for the apartment and therefore are able to pay the rent.
You must pass a credit and background check.
We do not typically offer rental subsidies. We do accept Housing Choice Vouchers (Section 8).

The Rental Application Form includes: Initial Interview Application Packet, Landlord Verification Form, Applicant Release for Background Check, and Verification of Income from Employment.
Please do not send your personal documents, such as a birth certificate, through email. -
Identification: Birth Certificate and Social Security Card for all occupants, Photo ID for all adults
Proof of Income (submit applicable documents):
4 recent pay stubs (if paid weekly), 2 recent pay stubs (if paid bi-weekly), 1 recent pay stub (if paid monthly), Social Security documentation, Current Section 8 Authorization Letter, Court documentation for alimony or child support, Unemployment benefit documentation, Proof of any other income
Bank Statements: Two months of current, consecutive bank statements

Attend and complete the Tenant Survival Workshop
Attend and complete Rental Counseling

Important: Incomplete applications will not be reviewed. Ensure all sections are filled out—leave no blanks.
Please bring a $30 non-refundable background check fee for each adult applicant (payable by cashier’s check or money order only).
